Retrofitting an existing building can oftentimes be more economical than building a new facility. The existing buildings comprise the largest segment of the built environment, it is important to initiate retrofits to enhance the functionality and to improve/upgrade the associated building services Initiating a retrofit involves evaluation of the use of the building by the occupants and redesigning building elements which might offer an opportunity to maximize space efficiency, reduce energy consumption and lower the operation costs of the building.

Retrofitting of structures
Design and Techniques

One way of retrofitting the beams is by concrete jacketing. This involves placing an additional layer of concrete around the existing beam, together with additional longitudinal bars and stirrups, to enhance the flexural and/or shear capacities. 

Concrete jacketing is needed to increase bearing load capacity following a modification of the structural design or to restore structural design integrity due to a failure in the structural member. This technique is used on vertical surfaces such as walls, columns and other combinations such as beam sides and bottoms.

Generally, strengthening of the foundations might be needed due to the alterations in serviceability of the buildings. One method of strengthening can be carried out by constructing a concrete jacket to the existing footings.

Steel Structure Additional Floor Construction

Our Structural Engineers will calculate the load for the Steel floors on top of the existing building checking the  structural stability of the building.  One way of retrofitting the beams is by concrete jacketing. Steel is a tensile metal. It has a high strength to weight ratio. Steel structures weigh 60% lesser than concrete. Hence Modular Building Extension is the best option if you need more space to your old building.
